Policies
Lease Terms – Leases are generally one year.

Security Deposits – All tenants are required to put down a security deposit before executing a lease.
Security deposits are one months rent. Security deposits may not be applied to monthly rent.

Late Fees – Ream Properties strictly enforces our late fee policy. Rent is due on the first of the month.
There is a five day grace period. If the rent is not paid by the end of the grace period a $20.00 a day
late fee is assessed from the first of the month. Please note Ream Properties will not renew any
lease until all late fees have been paid.

Returned Checks - Any rent payment check that is returned by the bank will have a $25.00 fee.
Additionally, tenants who have returned checks may be required to pay future rents in cash.

Pets – In some cases Ream Properties does allow pets. Any tenant wishing to have a pet in a
permitted property is required to pay a fee. This fee is equal to one months rent. Please note,
this is a fee and is non refundable. Additionally, in multi-family properties with common areas,
pets must be kept on a leash at all times and picked up after.
This policy will be strictly enforced at all times.

Qualification – All tenants are required to qualify financially.
This entails completion of a credit application that will produce
a credit score and verify income.
